The Baan Thai Residences in the heart of Nimmanhemin, Chiang Mai, Thailand is budget apartment with a great pool and excellent location, but is very problematic. Just a step outside of the complex and you have bars, nightclubs, restaurants, shops galore. Baan Thai Residence is affordable accommodation in an exciting and energetic night life area of Chiang Mai.
Baan Thai does however have inefficient management procedures, delays in sorting out issues, high security deposit among many other problems that might affect a short time resident – without the luxury of time to wait for things to be fixed. Only consider this Accommodation if you are on a extreme budget or already in Chiang Mai and can move in within a few days.
N.B. Baan Thai is in a high traffic area and tend to rely on daily walk in customers. They will not hold rooms for advanced bookings ahead of time. We can call and show you this property if you are currently in Chiang Mai, but it is almost impossible to book ahead of time from October to March.

Baan Thai Chiang Mai Residence Overview:
The Baan Thai is a clean budget residence located in the heart of the thriving and popular Nimmanhaeninda are (Nimman) of Chiang Mai. Within 500 meter either way of this residence are numerous bars and nightclubs, 7/11 stores, Restaurants and more than 40 coffee shops providing free WiFi.
Baan Thai Residence offers basic rooms and provides up sells to fit a limited budget. WiFi comes in a daily, weekly or monthly package, (but slow, better to get a data simcard on your phone and tether), bedding and cleaning, and television are available options. Laundry services are available which will be picked up and dropped back to your room.
The most outstanding part of this budget accommodation is it’s location and swimming pool. You are in the heart of Nimman, within 1 km of 2 co-working spaces, a mall and supermarket and the hotspot night life of Chiang Mai. There will be some night time noise at this residence as the dull and tolerable thumping sounds of the clubs call to you at night. Noise subsides around midnight.
Special Notes: Baan Thai is owned by a Bangkok corporation who require the Chiang Mai Baan Thai to follow unusual business practices for Chiang Mai Accommodations. The Security Deposit and WiFi charges are higher than usual, and only 300 baht of the 500 baht you pay for a Keycard is returned to you. Oddly the security deposit for a non serviced room is higher than for a fully furnished room, local management (while lovely people) have little self autonomy or ability to use change the parent companies odd policies at their own desecration.
Another inconvenient thing to consider is while they complex contains two buildings, each is separately managed and they take lunch breaks, Guests will find it difficult to get things done that other services apartments can achieve instantly.
